Here's how it works...
You lease a property from me with the option to buy it for up to 36 months while you work to resolve the issues keeping you from qualifying for a mortgage today.
For the right to buy the property, you pay a non-refundable fee, called option consideration equal to 2% - 3% of the purchase price, that entitles you the following benefits:
- It locks in the sales price, monthly payment, and monthly rent credit for the length of your agreement.
- It keeps the property from being sold to anyone other than you during the agreement.
- If you buy the property, this amount is applied 100% to the purchase price.
For every "on time" payment I receive from you, I will credit up to 10% of the monthly payment towards the purchase price when you exercise your option to purchase the property.

The purchase price of $100,000.00 is equal to comparable sales in the marketplace.
The $3,000 Option Consideration is applied to the purchase price of the property when you exercise your option to purchase the property.
The $1,000.00 Monthly Lease Payment is due on or before the first of each month.
For every month I receive your lease payment on time, I will credit you $100.00 off the purchase price when you exercise your option to purchase the property.
If you exercise your option to purchase the property at the end of three years, you will have accumulated $3,600 in rent credits to be applied to the purchase price in addition to the $3,000 in option consideration, you would only have to qualify for a mortgage of $93,400.00
However, if you decide not to purchase the home you forfeit all of your option consideration and any accumulated rent credits, therefore you need to be sure that you want AND can buy the home prior to signing the lease and option agreements.
